What to look for

Will your cleaners use it?

The best tool is the one your cleaner actually opens. Some tools need cleaners to install an app and sign in. Others send a link per job. If your cleaner works for several hosts, every extra app is a reason to miss a message.

What it costs at your size

Most of these tools price per property. Check what you'd pay for your current number of properties and for the number you plan to have, and look for fees on cleaner payments.

How bookings get in

Every tool here can read an iCal calendar link. If you run a PMS, check whether the tool connects to it directly, because a direct connection picks up changes faster and carries more booking detail.

Proof the clean happened

Photo checklists let you see the place is ready without driving over. Look at whether photos are required per item, and who reviews them.

The alternatives

1. TidyStay

Suits: hosts who already have cleaners and want jobs scheduled from their booking calendars.

Checkouts from your Airbnb, Vrbo or Booking.com calendar, or from OwnerRez or Lodgify, become cleaning jobs. Your cleaner gets a text or email with a link to each job and its checklist, with no app or account, and sends photo proof from their phone.

Limits: no marketplace, so you bring your own cleaners. Direct PMS connections are OwnerRez and Lodgify only; anything else connects by iCal, which syncs every morning or when you press Sync. Paying cleaners through TidyStay is in beta.

Price: first property free, then $7 a month or $70 a year per property. See pricing and how the scheduling works.

2. Breezeway

Suits: operators with field staff doing cleans, inspections and maintenance. Breezeway describes itself as built “for the hospitality teams in the field doing the work and the managers coordinating every detail” (source).

It can require photo uploads for each task (source), connects to PMSs including Guesty, Hostaway and OwnerRez as well as iCal (source), and has a network of local cleaners by city (source).

Limits: it has the highest listed per-property price here, and its larger plans are quote-only (source). Field staff work from Breezeway's mobile app.

Price: first property free, then $19.99 per unit a month on Host Essentials, aimed at under 5 properties. Volume discounts start at 5+ (source).

3. Properly

Suits: hosts who want photo checklists and an option to find cleaners in the same place. Properly lets you “find, hire, and manage trusted cleaners directly in Properly — or bring your own” (source).

Photo checklists come with every plan, and Real-Time Inspection has experts review the photos for $5 an inspection (source).

Limits: your cleaners download the Properly app (source). Direct PMS sync, such as Guesty or Hostaway, needs the Pro plan; Standard syncs Airbnb and iCal (source).

Price: Standard from $12.99 per property a month, Pro from $14.99 (source).

4. Hospitable's built-in tasks

Suits: hosts who already run their listings in Hospitable. It can “automatically create and assign tasks for property turnovers” (source), and cleaners can complete checklists, upload photos and report issues in its Tasks App (source).

Limits: task rules don't notify cleaners on their own, so you set up alerts separately, and cleaners sign in to a portal with an email or SMS code (source). Its marketplace cleanings are being phased out and closed to new properties (source).

Price: cleaning and teammate automation is on the free Essentials plan. Paying cleaners through Hospitable costs 2.5% per clean on Essentials, capped at $5 (source).

5. Guesty's built-in tasks

Suits: managers already on Guesty. Guesty “creates cleaning and maintenance tasks after every checkout” (source), lets you assign them to team members, and collects photos and notes from cleaning teams (source).

Limits: tasks live inside the Guesty app; you can limit cleaners to the task section with permissions (source).

Price: Guesty Lite starts at $9 per listing a month for 1–3 listings. Pro, for 4–199 listings, is by quote (source).

6. A spreadsheet and your iCal link

Suits: one or two properties and a cleaner who checks a shared sheet. Airbnb and Vrbo both let you export your calendar as an iCal link (source, source), which you can subscribe to in Google Calendar and share.

Limits: nothing tells your cleaner when a booking changes, there's no checklist or photo proof, and every new booking is something you copy by hand.

Price: free.

If you already use a PMS

Start with the cleaning tasks your PMS already includes. If your cleaner is happy to use the PMS's app and you only need a job created at each checkout, they're enough, and you avoid paying twice.

A separate tool earns its place when your cleaner won't install or sign in to another app, works for several hosts on different systems, or when you want checklists with required photos and restock alerts on every clean.

Questions hosts ask

What is the best free alternative to Turno?

For one property, several tools are free: TidyStay, Breezeway and Turno itself all list a free first property, and Hospitable's free plan includes cleaning tasks. A shared spreadsheet plus your Airbnb or Vrbo calendar link also costs nothing, but you copy every booking by hand.

What happened to TurnoverBnB?

TurnoverBnB changed its name to Turno in February 2023. It's the same product, so the alternatives on this page apply to both names.

Which Turno alternative doesn't need a cleaner app?

TidyStay sends your cleaner a text or email with a link for each job, and the job and checklist open in their phone's browser with no account. Properly and Guesty use their own apps, and Hospitable uses a tasks app or web portal with a sign-in code.

Which alternatives have a cleaner marketplace?

Properly lists a marketplace for finding vetted cleaners, and Breezeway runs a cleaner network by city. Hospitable's marketplace cleanings are being phased out. TidyStay doesn't have a marketplace today.

I already pay for a PMS. Do I need a separate cleaning tool?

Not always. Hospitable and Guesty both create cleaning tasks from checkouts. A separate tool is worth it when your cleaners won't use the PMS's app, or you want checklists with required photos and stock tracking.
